How do I secure a Condominium?

a) Select the condo you would like to purchase.

b) Complete a purchase agreement with your agent for presentation to the seller.

What will the COA fees be?

COA fee will be determined by the square footage of your unit. Initially, monthly fees will be between $0.21 and $0.22 a square foot. This will be approximately $277 - $371 a month. See Condo Declaration for individual unit fees. A budget will be provided to buyers upon accepted offer.

What does the COA cover?

The Douglas on First monthly COA includes maintenance of the common elements of the property including the exterior of the building, landscaping, trash removal, fire and safety systems, elevator, roof, parking garage, and insurance for the common elements of the association. See the Condominium Declaration for a complete description of the common elements.

What does the $200 startup fee cover?

We want the owners at Douglas on First to have a smooth transition. Owners should coordinate with property manager for access and/or move-in questions or concerns.

What about property taxes?

Property taxes will be determined by the city of Cedar Rapids based on their formula for calculating property taxes including the assessed value, roll back, and mileage rate. Benefits of new construction apply.

Are pets allowed?

Yes, we are a pet friendly complex and even have a dog park on-site. For the pet approval process, see the Condominium Declaration including the Rules and Regulations.
